- Verifiable gross household income of at least three times the monthly rent.
- All lawful income counts the same
- 764 the Agency, LLC counts every source of lawful, verifiable, stable income identically for every applicant. Wages, self employment, retirement, disability, Social Security, alimony, child support and housing assistance are all weighed the same way.
- Rental history
- An eviction judgment on record is a decline. A filing that did not result in a judgment is not an eviction.
