When you submit a form, call us, text us, or email us, we may collect your name, phone number, email address, mailing address, the property address you are asking about, your stated role (buyer, seller, renter, landlord, investor or other), your preferred contact method, and whatever you choose to tell us in a message field.

Information collected for rental applications and tenant screening

If you apply to rent a property we manage or lease, we or our screening vendor collect additional information required to evaluate the application, which may include date of birth, government-issued identification, Social Security number, employment and income information, rental history, and consumer report information including credit, criminal and eviction records. This information is collected only when you apply, only through the screening process, and it is evaluated using written criteria applied identically to every applicant.

Information collected for property management and ownership services

If you engage us to manage a property, we collect ownership and entity information, banking details for owner disbursements, tax identification information required to issue year-end forms, and records related to the property and its tenancies.

Information collected automatically

When you visit the website we may collect your IP address, browser and device type, pages viewed, the page that referred you, and similar technical information through cookies and similar technologies. This includes advertising and measurement technologies operated by Meta Platforms, Inc. (the Meta pixel) and by Google (Google Ads click measurement), which set identifiers in your browser so we can understand which advertisements bring people to our website.

How we use your information

We use the information we collect to respond to your inquiry, to provide real estate brokerage and property management services, to evaluate rental applications under uniform written criteria, to send you information you asked for, to schedule showings and appointments, to fulfill our record retention obligations under Alabama real estate license law, to improve the website, and to comply with legal and regulatory requirements.

Text messaging and mobile information

We do not share mobile contact information with third parties or affiliates for marketing or promotional purposes.

Who we share information with

We share personal information only as described here. We do not sell personal information, and we do not share mobile contact information or text messaging consent with anyone for marketing or promotional purposes.

  • Service providers who work on our behalf. Our customer relationship and messaging platform, our email and telephone providers, our website host, our transaction management system, our accounting system, and our tenant screening vendor. These providers may use your information only to perform services for us.
  • Multiple listing services and listing syndication. If you list a property with us, property information and listing content are published to the applicable multiple listing service and to the public websites that receive listing data from it.
  • Parties to your transaction. Cooperating brokerages and their clients, closing attorneys and title companies, lenders, inspectors, appraisers, home warranty providers, and insurance providers, as needed to complete a transaction you have asked us to work on.
  • Property owners. If you rent or apply to rent a property we manage, we share application and tenancy information with the owner of that property as part of our management duties.
  • Legal and regulatory. The Alabama Real Estate Commission, courts, regulators, auditors and law enforcement, where required by law, subpoena, license law, or a lawful investigation.

Cookies and advertising

The website uses cookies and similar technologies to operate the site, remember your preferences, and measure which advertisements are working.

We run paid advertising on Google. Our website carries Google Ads click measurement, which records the advertisement and click that brought you to us, and the Meta pixel operated by Meta Platforms, Inc. How long we keep information

We keep transaction records, agency disclosures, brokerage agreements, trust account records and related documentation for the period required by Alabama real estate license law and the rules of the Alabama Real Estate Commission, and longer where another law, a contract or a pending claim requires it. Inquiry and marketing records are kept for as long as the relationship is active and for a reasonable period afterward.

Security

We use reasonable administrative, technical and physical safeguards to protect personal information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Wire fraud warning. We will never send you wiring instructions or changes to wiring instructions by email or text. Before transferring any funds in connection with a real estate transaction, call the closing attorney or title company at a number you independently verified.

Your choices

You may opt out of text messages by replying STOP. You may unsubscribe from marketing emails using the link in any marketing email. Some records must be retained under real estate license law even after a request to delete, and we will tell you when that applies.

Alabama enacted the Alabama Personal Data Protection Act in 2026, effective May 1, 2027. Based on our size and the fact that we do not sell personal data, we do not currently meet the thresholds that make that law apply to us. We will update this policy if that changes.

Children

The website is not directed to children under 13 and we do not knowingly collect personal information from children under 13.
